When you approach an agent after you fail to sell your house by yourself, the agent will almost certainly ask you to reduce the list price by $20,000-$30,000 (about 6% of your original list price). He will never accept the original list price.

If you have not sell the house yourself, you may insist on any price in you mind to an agent. They usually give it a try.
