When we bought our new house, we gave them a long list that showed what we need to up-grade, we didn't bargain for every single item, we only bargain for the total price, the first time the saleman said he will try to deal with office under our price, so we gave him a cheque to hold the ground, then he call back and need to increase some so we go back to get back the cheque and cancel the deal, two days later he call us and said the price is OK.
But someone said when the price of new house increase very fast, the sale won't give you a good deal because buyer need to decide within a very short time, otherwise the house may be increase the price within a few weeks, but I think right now the price increase is slowing down.
Also about the up-grade, some item need to do it before the house is build, just like larger or winder the house, add some more window in the basement, wider or longer the garage (we forgot this item so right now our garage can't park two long vans), larger the window, add more ceiling light or fan, add a extra hand shower in your bath tub.....
