离现在的TERM到期还有13个月,现在的利息是4.75%,如果现在BREAK, PENALTY 是1378, TRANSFER FEE 200 现在有以下的REFINANCE OFFER,大家看看哪个好? 1) 现在的银行给我 TRANFER TO VARIABLE PRIME-0.75% 5年期, NO PENALTY,NO TRANSFER FEE 2) 现在的银行给我 TRANSFER TO 3 YEAR FIXED, 4.35% NO PENALTY, NO TRANSFER FEE 3) 新的银行1 VARIABLE RATE -1% cash back -PRIME-2.35 for 3 month -PRIME-0.385 for remaining years -CASHback maybe redebited if breaking contract in 2 years. 我得付以前银行罚款。 |

You should also consider the following:
1. New bank's term, i.e. 3 years? 5 years? or 6 years? 2. Your outstanding balance on your mortgage, this would affect your cash back value. My gut feeling is: stay with your current bank. Use the mortgage calculator to find out detailed amortization table and EXACTLY how much principal/interest you will be paying under each option. Good resource: http://www.canadamortgage.com |

我刚跟BROKER打了电话,说如果换银行的话,我除了要给原来的银行罚款和TRANSFER FEE,我还要出格LEGAL FEE(他说400多)。 你们在换银行时有没有交过什么LEGAL FEE,这个LEGAL FEE是否有谈判空间让新的LENDER出? 另外‘丫座’讲的FULLY OPEN的意思是否有以下含义 1)如果BREAK MORTGAGE (卖房,或换走)没有PENALTY? 2)想PREPAY多少就多少? 关于PREPAY,不同的BROKER搞的名堂很多,比如说一个BROKER给 1)PRIME-0.75% for 5 years 2)Prime -.75 plus 1% set every month ( extra is put into principle) 跟我解释了一会儿,说什么预付的100%进PRINCIPLE。把我搞糊涂了。 PREPAY难道不是100%进MORTGAGE?我曾经在我以前的FIXED TERM中间PREPAY了一次,当时银行的人解释我PREPAY的部分100%进PRINCIPLE,之后每次PAYMENT的AMOUNT是和以前一样的,不同的是PREPAY后,PAYMENT中的利息部分就减少,本金部分就增加。 |

You have a minimum required mortgage payment each month, any amount that's over that limit is considered prepayment. Some banks allow prepayment up to 20% of your entire mortgage for each calendar year. Prepayment goes towards your principal not interest, but this is standard practice in all banks.
