[问题]About rental property (for discussion)

If you decide to buy a rental property, do you have any ideas about the following questions:
1. what type of property would you buy (single house, duplex, apartment etc)? Leave the money matter out for now.
2. where would you buy in Ottawa?
3. would you buy it now or wait for a while when mortgage rate goes up and hopefully house price goes down?
4. what kind of tenants would you think for your rental property? (this relates to the first question)
5. is it worthwhile to buy a rental property comparing to other investment vehicles?

Any discussions on the subject are welcome.

1. Apartment less than or equal to 5 units, this is deemed residential rather than commercial.
2. I'd buy close to schools, i.e. OU, CU or Algonquin, or close to transportation arteries.
3. I'd buy whenever I have that kind of money for investment.
4. I would want students or young professionals, retirees are great, but they are hard to get.

What's rationale for "yes" to question 5?

Some reasons that just popped up on my mind:

-low borrowing rate
-aging population
-rising costs of construction
-relatively low-risk (as compared to stock market)

1 APT building 10 to 15 units
2 downtown ottawa easy to rent out
3 up to you, when the morgages rate is very high,the price of the house is low.
4 sigles working person, do not rent for the peoples have no job.
5,the value of the house is going up,the cars value is going down.

Why is the big single house? You may have trouble to rent it out for a single family.

Question 5 was rental property versus other investment options.
