我正在下offer，下面这两段关于inspection的，哪个更保护我（Buyer）的利益？

agent 说两个其实一样的。他说第一个更好。他说第二个太具体，如果inspection有什么问题，而seller 不愿意修的话， 那么offer 就作废了，或者seller愿意修的话，那我必须要waive 这个condidion 了？
他说第一个的话，如果inspection出问题，就可以有三种解决办法，或者我不要这个房子了，或者seller修，或者再谈价钱。但是我又担心再谈价钱的话如果有其他人下offer的话，那我可能会失去这个房子了？
