your question is not clear. you can always buy second or third house if you have qualified down payment and well paid job. the bank only thinks can you pay the mortgage, if they think you can, you don't have to worry about anything, there is no other conditions.

You should talk to your bank. You should tell them you will rent the first house out to cover the mortgage. They should be able to tell you how much money they will loan you.

银行看重的是还贷能力,即使两套房子都不出租(有的人买一套给父母),只要能证明你的还贷能力可以负担两套,银行也会贷.如是想出租的话,银行会考虑你现在自己住,没有现成的租客.你的房子location,交通及租金多少都会影响到银行考虑贷不贷或贷多少.
问银行是最好的选择.
