买新房子能和建筑商讨价还价吗？，请有经验的大哥大姐说两句

我觉得应该是可以讨价还价的. 我们当初讨过价, 不给降价, 但是给了不少免费升级, 比如正面全砖, 铺瓷砖取代地板革之类的好处. 房价越高应该讨价余地越大.

Depend on the builder. In my experience, You can bargain with Richcraft builder, but can't with Minto.

of course you can, try your best to deal with the builder, when we bought our house, we upgrade a lot and also cut the price, after we paid a deposit cheque to the saleman, he call me one day later and said the manager said the price was too low, want to add ten thousand, then we just go back and get back the cheque and cancel the deal, two days later, they call me and make the deal with our price. Especially right now the market getting slower. But keep your eye on what you upgarde, they always forgot some of them or make some mistake, so at that time (close the house almost finish) we go check the house almost every week, when we found anything wrong, just call the office right the way and ask them to change, one of my friend didn't check it then end up when the house all done, lot of mistake and problem, then the builder said some items can't change anymore, the more money she put on upgrade, the more problem she got.

Just want to remind you one more thing, something after the house is done then can't change anymore, just like add more window in the basment, wider the house (I ask the builder build my house one feet wider but just add a little money), build the garage larger, because right now the van become bigger and bigger, some double garage is can't park two big van in there.

Just want to remind you one more thing, something after the house is done then can't change anymore, just like add more window in the basment, wider the house (I ask the builder build my house one feet wider but just add a little money), build the garage larger, because right now the van become bigger and bigger, some double garage is can't park two big van in there.

明天就要签agreement了，如果不带agent是不是可以跟builder讨价一下，有在urbandale买方的朋友请给点建议。（价钱有点高。。。）
