这个问题太难了!要根据自己的预算啦.
首先应该考虑STRUCTURAL:比如硬木楼梯.增大地下室窗子的尺寸.或者装修地下室.
然后是地板,瓷砖地毯及UNDERPAD.
最后是厨房.曾经考虑过在厨房装地板,遭到很多人反对就放弃了.
不过按专家的说法是要先从厨房开始.我确实是从厨房开始的,但后来受预算的制约,厨房UPGRADE很少,厨房选的颜色也全重新来了,跟着地板走了.

我觉得最重要的是颜色的选择!不容易哦. 但选完后最有成就感.
最费钱的是木楼梯.地毯不要了装上木楼梯然后上面再加一层地毯!
最头痛的是抽烟机.选了不锈钢抽烟机,所有厨房电器都要不锈钢.

upgrade真的是挺费脑筋的.现在我们准备厨房和nook的resilient flooring upgrade 成ceramic.我就不选stainless steel hood fan, 还想upgrade 42” cabinet in kitchen, 不知道有没有必要用Humidifier 呢?

DDL, 你最有成就感的颜色选配可不可以给点经验传授呢?

因为urbandale现在给了硬木地板的bonus,不知道会给什么颜色的地板选择,很不喜欢那种蜡黄色的oak地板,希望可以有多点选择.

谢谢. 但我看到有人说新房非常潮湿,还要买除湿器, 不知道这种情况是不是只是新房头一两年才有,以后就比较干燥了.

You can adjust or close the humidifier in summer, also can adjust the how much water go through the humidifier, otherwise in winter, the heat will make some wood furniture break because too dry, and if you have kid at home, the heat come through the huniudifier will let the kid feel more comfortable to breath, we always heard someone said at night kids easy to have bloody nose because the air is too dry.
About the color of hard wood floor, you better ask the builder before you decided, when we bought our house, we request our builder to change something in our kitchen, they said no problem, but end up tons of reasons to said can't make it.

刚刚看到monarch新房已经开始降价了, 不知道urbandale是否也会降价.我现在是不是也应该等等再签合约呢?大家能给点建议吗?

有成就感是因为自己对色彩很外行,选定后自我感觉不错而已.

这两年北美流行深色调,而且时髦很强的反差.我见到最COOL的色彩是JAVA色的RED OAK地板配奶油色的橱柜,房间以黑白对比为主调.

我没有很好的眼光,不敢走强反差对比的色彩,还是选了流畅的色调.楼梯,地板和橱柜选了深的颜色.COUNTER活泼一点.瓷砖底色比较浅,但有深色的色斑,疏通衔接地板和橱柜.墙壁和地毯颜色很浅与地板形成对比.

谢谢小宝妈.你对urbandale很熟悉,想问几个问题:

除了房价以外,还会收取什么费用吗(我在toronto买房的朋友还builder被加收了费用包括hydro hook up，planting fee，land transfer tax，driveway paving)?我在urbandale的agreement中没有看到有关这方面的规定.

urbandale说可以upgrade单独用cash或者cheque支付,然后总房价就不包含upgrade的费用.因为我准备upgrade的比较多,不知道如果分开支付是不是会好些?那是不是说upgrade的费用(除了结构性的change是和sale man谈)都是在design centre 付, 将来到design centre 做upgrade能有什么discount吗?

urbandale is a decent builder in town, they pay most of the fees which other builders charge you seperately, e.g, registraton fee for tarion warranty program..of course, their listing price is higher than other builders' listing prices.. having said that, you still need to have some cash in hand when the house is closing..

the good thing about paying upgrade by cash in design center is that the upgrade value would not show up in your final price. In theory, you will pay less property tax in the future.. I don't think they will give you any discount in design center though..

Most of the builders (including Urnandale) use pre-finished hardwood floor. There will be no way for you to change the color by DIY later..

if you watch closely, Urbandale increased the prices at least once this year for its Waymark site..from January 08 to Feb 28, the price for every model jumped $5000...

BTW, I am not working for Urbandale ...

I watch its price closely only because I have my house to sell and I want to use the builder listing price as a reference...

我們也是第一次買房, 去年十月簽了Urnandale在RiverSide South的房子. 現在已經到了跟designer見面的階段, 中間過程一切還算順利, 希望你們也能夠順利. ^^ 有問題的話歡迎提出
來大家研究研究. 降價的問題, 我只能說, 從去年十月簽了之後, 到現在已經漲價了兩次, 同樣的
model現在買的話要比我們要多一萬多塊錢, 所以建議想清楚了就簽吧.

不用客氣, 我們買的也是town, 你們也在reverside south嗎?那以後我們就是鄰居了^^

我們選的bonus也是hardwood floor, 不過不打算用他給的那種standard的oak(感覺太醜).所以可能會upgrade到maple. 跟designer見面的時候, 他告訴我們平均一般的upgrade預算大概都在13,000~15,000之間, 最花錢的就是廚房檯面跟地毯, 大約要佔預算的一半以上, 我們覺得(designer也同意)廚房跟浴室sale, 所以是worth spend money. 所以我們大部分的預算都砸在廚房跟地毯, 其他就盡量用standard或是小地方就upgrade. 你們知道你們的closing day了嗎?
