期待已久的KANATA ESTATES 二期今日开盘！

此次新屋都是Single house。由OTTAWA二家声誉最好的开发商 Urbandale 和 Richcraft 承建。

从公布的 list-price 来看，发现开发商颇费了一番心思。

与Richcraft的一期single house相比较（Urbandale一期没有single house，故无法比较），可以看出：

1. House的list-price均有幅度不同的下调：
35’ lot: -3000;
43' lot: -9000;
50' lot: -10000
60' lot: -12000 ~ -13000
此外，还送可观的Upgrade Bonus.

2. 但是，如果你要挑选一个好的lot(好位置、斜角lot、walkout等）,可要当心了：lot的Premiun费也大涨！对比一下，大致如下：
好位置：二期多加5000；
斜角lot：二期多加5000～10000；
walkout：二期多加5000～10000；
笔者计算了几个典型例子，结论都是：在好Lot上建房，二期的总体成本更高！

看来还是应了那句老话：买的不如卖的精！

When did you see them "quietly lower by 2%". I went there April 12th, the price is same as Feb for 50 lot.

What is the landfill and where is it? Besides, is Richcraft a high repuation builder? Except the east village roof leaking issue, has anyone heard anyting bad of this builder?

i called them and a sales said now it is only open to the valued customers, who registered in their site before. otherwise the phase will be released to public after may 10th. i'd appreciated if someone on urbandale's mailing list could share me some info, eg. the starting price for a 43' lot

Single house on 43' lot starts from $414,900 (Santa Ana II 1612 Square feet). Did the sale center tell you whether the price after formal release will be higher than the pre-released price? It sounds insane if they increase it further.

I don't believe they will increase the price after pre-released..This is just their selling strategy. Be aware, those reserved lots are not real "sell". People still have 5 days to think about it. They made the atmosphere and try to push those people to make the deal firm ...

Yeah, Wu Shang Bu Jian. Is R-2000 feature really worth the price? The price of urbandale's house is 10K higher than the Richcraft house. How bad is Richcraft's quality indeed?

I see R-2000/Energy Star as the "Pool Lot" premium, they just force you to buy the feature which you may not need at all. And some people do say the R-2000 house (airflow) is too "tight"...

I know Urbandale is good since our current house was built by them; don't know how bad Richcraft is since we have not moved in yet

So you bought the Richcraft phase I or II house? How do you feel so far? There are still a few lots left. One more concern is TerryFox will eventually expand towards north. I don't how close the future TerryFox expansion will be. Will it be too noisy?

don't worry about Terry Fox extension, it is far enough from Kanata Estates.

Uniform, Cardel and other two builders will develop the land on the other side of first line road allowance - that's the buffer between Terry Fox and Kanata Estates...

Where is "first line road allowance"? Is this a real road? I cannot see it in the lot map given by the sales office. I heard the lots besides Goulbourn Rd will be Cardel's new single homes, but which builder will develop the land in between Kizel Pond and Cardel's new homes?
