期待已久的KANATA ESTATES 二期今日开盘! 此次新屋都是Single house。由OTTAWA二家声誉最好的开发商 Urbandale 和 Richcraft 承建。 从公布的 list-price 来看,发现开发商颇费了一番心思。 与Richcraft的一期single house相比较(Urbandale一期没有single house,故无法比较),可以看出: 1. House的list-price均有幅度不同的下调: 35’ lot: -3000; 43' lot: -9000; 50' lot: -10000 60' lot: -12000 ~ -13000 此外,还送可观的Upgrade Bonus. 2. 但是,如果你要挑选一个好的lot(好位置、斜角lot、walkout等),可要当心了:lot的Premiun费也大涨!对比一下,大致如下: 好位置:二期多加5000; 斜角lot:二期多加5000~10000; walkout:二期多加5000~10000; 笔者计算了几个典型例子,结论都是:在好Lot上建房,二期的总体成本更高! 看来还是应了那句老话:买的不如卖的精! |

can anyone tell me the starting price for a 43' lot of urbandale?
i called them and a sales said now it is only open to the valued customers, who registered in their site before. otherwise the phase will be released to public after may 10th. i'd appreciated if someone on urbandale's mailing list could share me some info, eg. the starting price for a 43' lot

Yeah, Wu Shang Bu Jian. Is R-2000 feature really worth the price? The price of urbandale's house is 10K higher than the Richcraft house. How bad is Richcraft's quality indeed?

Where is "first line road allowance"? Is this a real road? I cannot see it in the lot map given by the sales office. I heard the lots besides Goulbourn Rd will be Cardel's new single homes, but which builder will develop the land in between Kizel Pond and Cardel's new homes?
