准备买一个公寓出租,这个房子现在有人住,但8月底搬走。房主又签了一个新人,在这种情况下,我如何买这个房子,怎么知道新房客的信用情况。谢谢

LZ问这样的问题,我也以为LZ没有做好功课。

想做房屋出租生意,须知道这里相关的法规和习惯做法以及房屋出租如何具体操作。这可比在国内出租房子复杂多了。
 
LZ你需要跟现有的owner还有现有的房客坐下来谈,如果现有的房客你还满意,现有的owner就不用把房客赶走,你还直接捞了房客。如果你对房客不满意的话,你可以要求owner把房客赶走,不过貌似需要给一段时间的notice。加拿大租房子的话保护的是房客,而不是房东。你给人的感觉就是你有很多事情不太了解,我建议你三思而行。
 
在安省可以。在魁省不行,无论换了多少次房主,房客都可以继续住下去,即使房主要自住也不行。

另外,无论安省魁省,原房客都可以按原来的租金继续住下去,,每年的房租只可涨一次,而且要按租房委员会的规定(大约1%-2%)。

很多时候是房主遇到了麻烦房客(professional renter)而不得已卖房的,或者房租太便宜入不敷出。LZ要小心。

看起来原房主并不是很希望买房子嘛。此外,你就凭你的agent转述别人的话,你就信了。

不过,如果你真想做这方面的生意,我觉得你需要做好多调查研究才好。
 
同感。确实像是个陷阱。恕我直言,LZ对买房和租房的相关知识和市场了解太少,匆忙进入市场风险很大。

You mean the owner sell or buy?
I feel the owner does not care to sell this one or not since he put it on the market since March. One of the reason that this house is not sold is he does not want to negotiate the price. Another reason is this house needs upgrade.
I like this house( it is a condo) because 1. new roof; 2. new furnace; 3. close to bus station; 4. finished basement; 5. gas heating and A/C; 6. condo fee is not very high.

看看最后一个租房合同吧,要说陷阱,也就是租一年(看着月租很高),赠两月什么的。俺们不是行家,你听听专家的吧。
