关于房子短租

最近有位来自墨西哥的夫妇敲门询问：因自家的房子装修，需要在同社区短租4个月，以便腾出地方装修，问我家能否短租（因我家挂牌出租），请教高人，房子短租有什么注意的事项，需要找律师吗或地产中介吗？还有这对墨西哥夫妇建议水电气等都不过户，用我们的名字出帐单，他们到时按帐单支付，这样可行吗？风险大吗？水电煤气过户需要什么手续？很麻烦吗？谢谢指点！

风险很大！他们家房子在哪，先去看看是不是在装修。 然后照样做credit check, reference check.

You would live in the same house or you rent them the whole house. If you would live in the same house I don't see too much problem, because them are room in. If you rent them the whole house then that would be the problem. They don't want "水电气等都不过户" because there would be a cost to them. But if it was not done and you don't have the control over it, then they could leave you a big bill and say it is included in the rent. I would not rent house to them unless I know them already.

谢谢楼上的指点，现在租客同意水电气帐单过户，还有什么要注意的吗？哪来能找到租赁合同的范本，因为是没有中介，相熟的律师也出差在外，双方签订合同就可以了吗？需要见证人吗？
