7.The Tenant may terminate this lease, at any time, upon giving the Owner 2 full calendar months written notice prior to the desired termination date, and paying at that time an amount equivalent to 2 month’s rent as liquidated damages, plus penalty, plus payment of the rent for the month in which the lease is terminated. It is agreed that such notice may be regarded by the owner and shall be deemed to be a Notice of Termination as contemplated by The Tenant Protection Act, or its successor, and possession may be regained by the Landlord by Writ of Possession, of necessary. The tenant agrees to give vacant possession of the said premises as the termination date.
