When the owner of the iconic downtown diner Mellos Restaurant reminded his landlord that the diner’s five-year lease was about to expire, he only received a six-month extension with conditions attached — not the standard five- or 10-year lease they expected to sign.
“The six-month lease is something that is completely uncommon. No one does that. No one ever signs a six-month lease,” said Mellos operating manager Nina Vaccaro at the diner, which has been “busier than usual” since the news of its potential closing broke this week.
“Domicile (Commercial Management Inc.) was saying, ‘You guys need to fix the ventilation in here, and if everything is status quo, then it’s all good,'” said Vaccaro. “They completely mislead us.”
The six-month extension only brings the diner — a fixture on Dalhousie Street for more than 70 years — to Dec. 31.
In a statement late Thursday, Domicile confirmed the current operators of Mellos took over the balance of a five-year lease about three-and-a-half years ago from the restaurant’s previous owners. When Mellos management indicated it wished to extend its lease, Domicile said it “agreed to a six-month extension, but clearly expressed it could not guarantee the lease would be renewed beyond that period.”

Vaccaro said their neighbours, Mexican-inspired restaurant Ace Mercado, have confirmed they are accepting the landlord’s offer to expand their business by taking over the Mellos space.
“Everyone is voicing how this is not right, it’s not right that the Domicile group is not re-signing our lease. It’s greedy on their part,” said Vaccaro. “It’s unnecessary on Ace Mercado’s part, and it’s greedy that they would want to come over and expand their restaurant here when they don’t need to.”
Ace Mercado was closed Thursday afternoon and an email request to speak with the owners went unanswered.
Mellos supports have been outraged by the news, with Twitter hashtag #savemellos trending in Ottawa. One regular customer launched an online petition, which by late Thursday had garnered nearly 2,500 signatures.
Vaccaro said Mellos owner Martin Fremeth has been working with a lawyer to get an injunction. “Our goal here is we want to stay,” she said. “We want Mellos to remain here in this location, with all it’s glory.”
