以前借variable rate的人,还没有受影响。

以前借variable rate 的不会马上体现。就浮动利率贷款来看,目前每月所偿还贷款数额不会变化,过一段时间后,银行就会通知借款人的调整数目。
 
问问,为什么年头越久,利息更高?
 
贷款期限超过五年以后,关于市场或者经济走向的不确定性增加,也就是说,风险增加,因此,利率当然就会增加。利率是和市场风险程度有很大关系。
 
理论上是这样,但是美国涨息后房产价格还是在上涨。
个人看法,不知道对不对。 美国加息,会引导资本去美国。 但是加拿大整体情况没有美国那么好,加息有点被动跟风的意思,并不会吸引资本过来, 然后对于普通人来说,房贷上涨,炒房的成本上涨,杠杆降低,整体预期是感觉会继续加息,于是大家又买涨不买跌,加速下跌。。 不懂经济,纯小白看法。

今年房价涨得比较快,放慢节奏也蛮好,省得老听说bidding war。如果经济不好,央行不太会加速加息。杠杠高的人会担心,普通人家不炒房的,影响不会太大。
