[问题] 转租已租一年多的房子

我有以下问题想请教，请各位赐教。

我的一个朋友租的apartment，已经超过一年，现在是month by month.
我想转租他的apartment，请问我还可以month by month地租 吗？

另外，如果我再签一年的lease，中间怎样才能break the lease.

Most likely you have to assign a new lease.
If you move you have to find someone to take your lease.
