20 roof warranty for a 18 years old is quite good. Our house is 13 years old and some roof inspector said during those years, builders were often using only 15 years roof, which really last only 12 years when constantly exposed to harsh weather. We observed that most of the neighbours had started to do roof replacement in the last few years.
