Does any one has Onsite inspection experience?

刚买了个lot,准备建房子。因为听了好多建筑中的质量问题，比较担心。有个朋友建议我提前雇一个 inspector. 这样他可以在适当的时候到施工现场去看一下。如果发现施工中有什么问题，他可以给施工人员指出来。因为是在施工过程中看，能看到一些最后房子建好后所看不到的问题。否则在将来完工后，他只能看到一些表面的质量问题。

因为买房协议中规定我和我所雇用的人员不能到施工现场，我所担心的问题是：如果雇一个inspector在适当的时候到现场，是否会引起 builder, 施工人员和我之间的矛盾。

请大家提供一些看法。谢谢！

You should talk to your builder about this. The builder ususally does not allow people other than their workers at building site, because their insurance do not cover that. If you send in a inspector , he should be licencsed and has bussiness insurance himself.
Builder should not have problem with that. They are under insepection from city at many steps when they are building your house anyway. Add another one should not be a problem.

自己买地再找建筑商盖房子,成本会大大地超出你的豫算,建筑商最会闷行业外的人士,找哪个建筑商都一样,假如你真是位行业外人士的话,这是你无法控制得了的.到最后你会发现你所建的房子成本会贵过你买同样条件的房子.

如果你实在想建自己喜爱有个性的房子,记住同建筑商签约时一定要公证一下.这是我的忠告!

I did not introduce my situation clearly. What I meant is I bought a pre-construction house from a builder. Because the house is not built yet, I only have a lot now. Hope this is not the same case as 自己买地再找建筑商盖房子.

The Purchase and Sale Agreement mentions that the purchaser or any other person connected with the purchaser cannot enter on the real property before the house is closed. Can I still hire an inspector and ask him to do the onsite inspection for me?

Does any friends have the experience to do an onsite inspection experience?

Give Paul Wilson a call. He did a New Home 4-Phase Construction Inspections for my co-worker, and he did a good job. However, my co-worker's purchase agreement explicitly states buyer's inspectors are allowed on site. I am not sure if there are any federal or provancial regulations to override the non-inspector purchase agreement you have signed.

Talk to Paul or the lady answer the phone first about your situation, and find out what can be done.
