Want to buy this one. Price is negotiable since I can close the deal in 30 days. Any comments from GGJJ here?

Here are my comments:
(1) The price seems reasonable in that area.
(2) The house looks new but seems no upgrades. How much did the current owner pay for the house at the time? Your agent should be able to find out for you.
(3) Only 1 car garage. If you have 2 cars at home, it will be a trouble to get out every time when you wish to drive.
(4) The lot is too short, only 85 feet depth. Is it another MINTO product?
(5) The neighbor houses are too close each other.
(6) No backyard fencing.

(2) The hardwood floor and the berber carpet in family room are upgrades I believe..
(4) Lot lengths are all similar particularly in newly developed areas these days
(5) same as above

Looks like a Minto Captiva? What street is it on? I live in that neighborhood as well, maybe I can give you some comments..

It is on Scampton Dr. It is Minto Paloma model. I really concern the single garage.

If you really like this house, you may find out their initial purchasing price from your agent and start to bargain from there, because there is not much change in the housing price from 2004 to now, maybe even down a little bit.

Personally I won't buy this house just because its single car garage. I remembered I had to sell my fully upgraded beautiful townhouse after an angel came into my life with her car and she hated to share my single car garage.

Just my 2 cent comments to share.

Not worth the price. This one doesn't have a bonus room.

The new Paloma with bonus room is about the same price. You can find a contractor to do the upgrades later.

The price in Morgan's Grant didn't change much since 2004.

Double check at Grapevine, I remember I have seen it there sometime ago. So you have more room to bargain.
