Two houses have their own pro and cons. The 2000 house is newer but has smaller lot and standard layout. 1994 house is older, a more useful layout and lager lot. I am not familiar with the area but by look at the property tax they pay. The estimate price is about 260000 at Jan 2005. So if there is 4% increase each year. 280000 are about the right price, so the asking price is not outrages. They are about equal and since they are every close to each other. The choice is basically down to personal preference.

You will be more comfortable at 1994 house since there is more space in family room and dining room where you will spend most of your time. The 1.5 floor living room is not standard but functional. It more likes a great room design house. The problem is other people will like it or not. I don’t have the answer for that. On the opposite side, 2000 house has a very standard layout, nothing to worry about. But it is smaller than 1994 one. I found it little tight.

Another question is only you can answer is “How long do you plan to stay in this house?” Starting around 18 years house starts to need some replacements. Like roof. I don’t mind to replace them if I will stay in the house for 20 to 30 years. They are needed to be replaced at least once even I buy a new house. If you plan to move to another house in 5 years, you will be better stay in 2000 house. 1994 house is 13 years after 5 years it is 18 years. I will not buy a 18 years old house without a new roof. But I will accept a 13 years house with original roof. So you will lose money for that in a 1994 house.

2005 property tax rate 是 1.32% 而不是 1.19%
so, 应该是 237,000 而不是 260,000

2006 tax is based on property value at Jan 1,2005.

2005 tax is based on property value at end of 2003.

第2个 house 的开价更合理
