这个房子能买吗？

30年老房，semi-detached, two story (from the front, you can only see one story, but the basement is above ground too-look from the back).Very good location, good school area(no kid yet though), located just by a park, a beautiful tree in the backyard and a back door to the park and bike path.

新装修的焕然一新， 换了bedroom windows (bigger), patio door, wooden floors, basement leminated floor, wooden walls. 一楼的地板踩起来有点响（though).

不知道这样的房子要注意什么。

取暖用电（每个房间有一个baseboard），一年2400$。我想多出600－800 （比用gas/oil），就算交了gym费了（每个月50左右），要知道后面就是park啊，有助增加减肥的积极性啊。但是lg说将来不好卖。我只是暂时过渡，几年吧，总是要卖的。如果可以改造取暖系统，这个就不用担心了。但是改造需要多少钱呢？

如果不放心, 就花300-400块钱验房后再决定买不买.

BASEBOARD HEATING 是比较老式, 而且房间里会比较干燥, 但效率很高, 人在哪个房间, 就开哪个, 应该不太费电的, 开销可能比GAS炉更省. 再说, 如果房间内一直比较干燥, 房子反而不容易坏.

房子的RESALE价值, 最大程度上还是取决于LOCATION, 内部装修也很重要, 本地人不太CARE房子有多老的.

Park is useless in winter.
It looks like the basement is finished. Since there is no pipes for heating. It will cost a lot more to change to gas heating. You have to open ceiling and walls. May be cost (10000 to 20000). If you only spend 500 more, it will take 20 years to get your money back. That is the reason the own did not switch.
If you like the location and house, go for it. Bust just remember you should pay little less then same house with gas heating. And when you sell it expecting little less too.

the house is just 2 story, no basement, upleve is living/dinning, master bedroom without ensuite, second bedroom, 1 full bathroom, downstair is family room, 2 additional bedrooms, 1 indoor garage, 1 partial bathroom.

House size is 1000 sq feet one level, so the size if count in downstair (no include garage) about 1700 sq feet.

It is so called walkout basement. The downstairs is basement even back part of it is ground level.
