，先谢谢各位了．I guess you are looking at minto houses. EnergyWise is their old upgraded insulation standard since 70s. Energystar is their new one since 97.
At 2006 new ontario building code, most of thing minto included in their energystar already are included. They have to build house to meet the code. So buy energy star package makes no sense.
Two stage high efficiency two pipe furnace c/w ECM motor
basicly is the furance can vary its heat output and vary this blowing motor speed. If you are the personal like to have even temperature at everyroom and at all time by keep blowing fan running 24 hours. Or use a HRV system to keep air fresh. It will save you some eletricity. But at higer cost of furance.
for most people a single stage, single speed ac motor fuance is good enough.
Both upgrade wouldn't increase your house value when you sell your house. Some minto home has optional room or double garage upgrade, spend your money on that is better.

a regular room the ceiling high is a least 8 feet, 9 feet is better. If you like to use basement as regualr living space, after seal the ceiling it should at least has 8 feet high.
So do it or not do it, it depends how high it already is.
Walkout basement worth something will you sell your house. add money to it make sense.
Regualr basement don't. so don't put money to it.
on the other hand if the house is small and the basement is used as family room, I would add more high to it. It just makes living more comfortable.

You would not be able to save money if you want to do it later on as you need to remove the whole railing/spindles, and re-cap, stain finishing, and then re-install the railing/spindles. There is lots of work. The stair company will charge you almost the same as install the new stairs. You may have some detail finishing mis-match, like nosing-ceramic height mis-match, etc.
