看上一座房子,屋主自卖,没有经纪人,只有买卖双方,向卖方要一些与房子有关的文件,卖方总是好像很难提供,不是不知道就是从来没见过这些东西。有谁知道,该让卖方提供些什么,才能保证买卖安全?有没有什么是非提供不可,否则,交易风险太大?请有此经验的前辈给提醒提醒?
 
I don't know what kind of documents you are asking. For sell by owner. A lawyer should be involved early. you don't need to check anything documents before you decide to buy and agree upon price. After that your and his lawyer would involve to write a contract, then lawyer start to check the documents. Your lawyer would show you what they check and the result, you decide to sign or not at that time. You could ask any questions, but only ask the docuemnts after you intend to buy. Seller don't like show their private documents to anyone, unless it is a real buyer. It is understandable.
Don't forget to buy title insurance, it is only 300 dollars. but save you when there is a trouble.
 
Try to get:

--Survey or Reference plan, if there is one
--SPIS (Seller Property Information Survey)
--Legal Description of the property

there could be lots of things you can ask for if you want to have peace of mind; or you can contact a lawyer as earlier as possible; to get the lawyer review any susquent docs for you, and take everything from there. Title insurance is a must now for 99% of the buyers, $251, well-spent........
