2008 transitional rebate
You may be entitled to claim the 2008 transitional rebate if you signed a purchase and sale agreement to buy a new or substantially renovated house after May 2, 2006, and before October 31, 2007, and both ownership and possession transferred to you after December 31, 2007.

You may be entitled to claim both the 2006 and 2008 transitional rebates if you signed a purchase and sale agreement to buy a new or substantially renovated house before May 3, 2006, and both ownership and possession transferred to you after December 31, 2007.

To a new home buyer, you don't need to do anything except filling a form when you give the money to your lawyer.
The difference between 2 period GST will be automatically reduced from your home price, the form you sign is for your builder if it is a case for new home buyer.
 
No, That's not my case. When I talked to my lawyer, he has no clue about it. The form we have signed and give back to the lawyer was the GST rebate form which the builder would get that credit from CRA and normally the rebate amounts have been included in the house price.

I have filled the form myself and received the cheque from CRA.

Damn. The new house was bought at Nov 11th, 2007.
 
No, That's not my case. When I talked to my lawyer, he has no clue about it. The form we have signed and give back to the lawyer was the GST rebate form which the builder would get that credit from CRA and normally the rebate amounts have been included in the house price.

I have filled the form myself and received the cheque from CRA.

When we closed my house, the price of house was reduced the rebate amount directly by my builder, it really saved lots.

谢谢你的提示。我们也要提交GST193 transitional-rebate application form。请问你只是把GST193四页表格寄给CRA,还是把购房协议和GST190 New-Housing-Rebate连同GST193一起都寄给CRA。我们的律师已经把我们的购房协议复印件和GST190 New-Housing-Rebate表格送给CRA,因为我已收到CRA的NOTICE说有xxxx的REBATE被批准,并且我的REBATE在购房时BUILDER已经付给我了。所以我就想购房协议复印件和GST190是不是就不用重复提交了。请问大家是怎么做的?望不吝告之,谢谢。

Yes, you have to send a copy of the agreement, copy of the New-house GST rebate, and a copy of the statemnet with the transitional rebate application form. The GST 193 was used for New-housing rebate, not for the transitional rebate.
I guess it might not be the same place who process the rebate. Follow the instruction on the GST 193, then you should be able to get the refund.

Yes, you have to send a copy of the agreement, copy of the New-house GST rebate, and a copy of the statemnet with the transitional rebate application form. The GST 193 was used for New-housing rebate, not for the transitional rebate.

Please correct me if I am wrong.
You said you already got a notice from CRA which said your rebate had been approved and reducted from your house purchase price by your builder, then you send GST193 to CRA, now you recevied the rebate cheque from CRA???
I am just wondering if your builder reduced your house purchase price as rebate amount, why do you get cheque from CRA again? So question comes down what is the reason that you received rebate twice? one from your builder, another from CRA???

Please check the topic again. We are talking about GST transitional rebate. It is a rebate because when we signed the purchase agreement, GST was 6%, however, when we own the house in 2008, the GST has been reduced to 5%, so we were able to get the 1% difference, that's why it was called GST transitional rebate. It is different from GST new house rebate. Please check CRA website to get the detail. Thanks.
 
I understood what topic is here.
After I called CRA, then knew the notice from CRA is really not for homebuyer, is for contractor/builder, which means your contractor/builder get rebate from CRA. Then if you need to get refund from your contractor/builder to yourself, I am sure you want to.
Here is 2 ways how to get refund(transitional rebate):
  1. In the notice from CRA, it mentions your contractor/builder might reduce your purchase price when the house was closed. To be sure about this, check the statement from your lawyer, it should tell you whether your purchase price has been reducted or not. If not then follow step 2;
  2. Fill and sent a form GST-193 to CRA with associated documents as like the first page of purchase agreement and statement which was from your lawyer. The refund will be send to you if qualified.
