one critical issue: upgrades by the builder will significantly increase the price of your house, which will subsequently sustantially increase your property tax year after year after year (tax is around 2% of sale price). I would waite until I close all the sales, and then hire a contractor to do the rest, for at least I know that it's much cheaper to have hardwood floor installed by a contractor than by the builder.

Good point.
I would wait until the new house pass it's the first year's builder's warranty and have all the problem fixed before I start making any change.
