A question for a friend

They have been lived in an apartment for 6 monthes with one year lease. Now they have to move back to China and need to terminate the lease.
They told the landlord this 3 monthes ago, now they were told except one month deposit they would be charged 2 month rent fine. Is it legal? Nothing mentioned about the fine in the lease.

I donot believe this, but I don't have any experience. Please help my friend if you know how to deal with it.

总体来说，不是什么fine，而是把1年的lease完成。

提前通知房主也没用，他需要找Sublet替他完成Lease。比如提前结束手机合同，也是需要付很高罚金的。

他们有没有找人把公寓转租（sublet）出去？即使补贴给subtenant一点也是值得的，这样至少可以挽回大部分损失。如果没有转租就给房主造成损失，被罚是肯定的。

你应该和房东说清楚，如果所谓罚款，是完成一年lease，你就是搬走，他也不能出租给别人，因为你还要住在那里。这样，他会考虑罚你一部分钱，但是少于完成一年lease，所谓双赢。
