买了HIGH RISE 的新 condo. 马上就要pre-delivery inspection. 请问一下诸位朋友, 我需要请home inspector 一起去这个inspection吗? 有什么我需要留心的吗?

1, 如果你或朋友知道如何调毛病,Pre-delivery inspection不用找Inspector。如果不懂,

2,找个Inspector 问他/她是否可以做新房系列检查,因为新房的检查最关键的是最后那个(半年的),pre-delivery inspection,48 hours, 30 days, 这些都很容易。问Inspector所有检查多少钱,最后的检查多少钱。你得到的报价基本上就是高那么一点点。

以上是基于House的策略,仅供参考。
 
新HIGH RISE CONDO的验房相对一个独立的HOUSE来讲不大相同。因为很多东西最后都是由CONDO 公司来负责的,地基你不用管,房顶你不用管,户外的一切你都不用管,户内的水管设计结构的问题可以找CONDO公司,所以这些你都不用太担心。
就是室内的那点东西。CONDO一般都不大,一千平米上下的,找验房师的必要性小很多。

PDI is the time that you can be very picky on anything you think builder should fix before closing. You can hire a inspector if you are not confident to do it yourself, or you can get a detail checking list (punch list) for PDI and do it by yourself. I think it's similar importance for a condo or a single house.
 
All new constructions have this or that kind of problems, issues, defects. It's just the fact no matter which builder you are dealing with. It will save you a lot of hassle if you do a careful PDI and get most of the issues solved before you pay builder the full balance. You will find it's easier to let the builder fix problems before closing than after closing. Yes builder will be responsible to fix, or you can take them to TARION, but you will find that you need to spend a lot of time and energy on chasing the builder to get the thing done.:p Just IMHO
