Minto Arcadia 值得买吗？

Hope land is just opening last weekend. Looks like house market is a little cool down...

I drove by Monarch new site (Terryfox & Fernbank) yesterday, the site is between the new shopping mall and 高压线, not a very 理想的
site. Does Minto or Monarch have new development on Hope land? So far I know only Glenview has development on Hope land, but the design is soso.

Design is so so, but the price/quality seems better than mattamy.

谁有这家glenview homes的spec?比如lot size,标配。。。

2900+sq ft的kingsley base price 453K，那真是不一般的合适。。uniform 最便宜的房型497k起价,只有1500多sq ft。。

看floor plan, 房间横宽加起来28', 估计是35'LOT的.

minto的房价格定位还是合理的。。。另外minto的住宅区规划都比较好。。

以Yorkville C为例，定价不到55万，Richcraft类似的Wildwood在lakes已经标到接近68万。。。当然minto是盖在44尺的lot上，总体标准也略低。。

除了dump, Arcadia这个site有几点值得注意。。
1。地势低。。总体来讲，terry fox 以西都低。。有几十尺的高度差。。

2。离高速太近。。站在sales office的门口听两分钟就能感觉到吵。。当然这也是因为周围现在比较空旷。。outlet mall建好后会挡一些噪音，同时也可能会制造一些traffic和噪音。。

3。Scotia Bank Place周围今后肯定会建些娱乐场所。。几年前是跟Lansdowne争NFL；现在又有casino的传闻。。总之对住宅区不很有利。。

觉得就是那个垃圾山比较讨厌, 其他问题都不算很大.
地势低, 那里会挖一个POND, 把水引过去, 不至于flooding.
Green Village也离高速很近, 房子现在也很贵了.
娱乐场所, 只要不是红灯区, 热闹点也不错, 不用跑市中心了.

看floor plan, 房间横宽加起来28', 估计是35'LOT的.

First time I read its floor plan, and believe this builder includes the finished part (rec room) of basement in the toal suqare footage..

Now the price seems right... "not that low"

地势低, 那里会挖一个POND, 把水引过去, 不至于flooding.
Green Village也离高速很近, 房子现在也很贵了.
娱乐场所, 只要不是红灯区, 热闹点也不错, 不用跑市中心了.

看了一眼monarch的site map，phase 1的地点不是很理想，离高压线偏近。。。

Maple改名为Friesian,有两个elevations，都不到54万，但是盖在46'的lot上，估计`结构会有些变动。。。

一层给木地板，加1万的design bonus，标准比stonebridge高。。

Cardel里人太多，没进去。。

I agree, phase 1的地点不是很理想，离高压线偏近. 打算等, even I might lose the 1 万discount on the listing price + 一层给木地板, but I prefer to stay away 高压线.

Cardel里人太多, their houses are on average of 475K, but on 38' lot
