在加拿大买地产其实就是买了个给政府永远交税的权利。

政府退税可以没事找事地拖时间,不违法。而你交税完交了,后果会很严重。一个朋友他爷爷,当年都80了,稀里糊涂交税出了问题,房子就被政府没收了。

Yes sort of, but I can sell that tiny piece of land if I want to.

It is true you are allowed to trade your tiny piece of land. But the same, you are allowed to sell your houses in China even though you don't have the title of your tiny piece of land, while you can save property taxes for 70 years which is huge money.
If we copy the Ottawa policy/formula (whatever) to Beijing, say 1.2% of house value for property taxes, and average value of a house at $3m RMB, also forget about inflation, you may save $2.5m RMB over 70 years. How is that? you "earn" another house.

In 70 years, you will lose your house? I don't think so.

So how do you think of owning properties here while you have to pay big$ for property taxes? The way of owning a piece of land in Canada is pretty much like renting the land rather owning the land. Do you agree?

加拿大法律条款的规定使得市一级政府很难征收间接税,property taxes是加拿大市政府能征收的为数不多的直接税之一,而直接税又是最来钱的,而且拥有房产都是还算能榨出钱来的阶层,他不使劲榨你才有鬼。不过话又说回来了,如果他们要有中国各级政府那么有能耐从没房产的人身上榨出那么多油水他们早榨了。 :tx:
 
收税多少不好说对错,但是收上来用到哪里则差距太大了。

100%取之于民,10%用之于民还是50%?

土共正在学,估计收房产税的时候不远了。听说是头一个住房不收,之后的房子等额外的,都要收。什么时候实行,不知道。

BTW, the house bubble will be broken badly in China once property taxes are in place there.

每个周末,你只要去一线城市任何一个比较大型的居民区去看看,门口会有一大批穿着西服或制服的丫头小伙在分发房产广告或传单,凡有路人经过,不是问他要不要买房,就是问他要不要卖房。
俺见识过北京的房屋中介:小区马路边的大楼一层,租一间,阳台进出,每天把办公桌加广告板抬到人行道上,晚上十后点搬回去。。。谈的都是二手房,好几百万的买卖。风餐露宿的,估计行业中大家都这样,也就不觉得苦了。
