房东可以今年12月初涨租吗?

这才是真正的战士,要不然怎么你发财呢。
发财谈不上,就是挣几个辛苦钱,为的是银行存款不变废纸。

我也不是什么战士,就是普通房东。

涨租这事很简单,从房东的角度说,想涨的就涨,不想涨的就不涨。从租户的角度说,嫌贵就搬走,如果不想房东涨租,至少要和房东搞好关系。
 
如果这钱追不回来,agent不是白干了? 还得到credit beurau注册,还得倒贴?
Agent 应该先了解一下情况再决定是否接这个案子吧,比较有把握才接吧,然后要收50 + 税 to open the case. 要不到钱也是有可能的,否则也不会收40%. 到credit Beurau 注册应该不用再付钱,我的理解是agent 每年交年费,之后注册case就不用再付钱。

我的两个租客都交了新租,应该用不着找collect agent了。

别的租客可以商量,比如1780 涨到1800这家。本来四月就可涨,我十月才涨,本来可以涨39, 我只涨20,但这个阿富汗来的木木不行,他 is very difficult to deal with, I have to chase him all the time for payments, 张嘴就撒谎,电邮不回,电话永远进留言。某天早晨,我给他发了电邮催账,人家不回也不付钱,当晚我给他打了三个电话催账,全进留言,事后,他写了一篇很长的电邮斥责我,说他在上课,说我疯狂地给他打了十二个电话。第一次支票bounced 之后,我写电邮要新支票,他根本不理,还是我的经纪写信给他,说再不付钱就卖房,他才给了新支票。他倒是不欠我钱,但我还是不想挣他的臭钱,我就想他滚。可是他宁可我涨租,也不滚。

他是agent 给我找到,我查到他在印度的大学学习过,查名字是木木,我以为他是印度来的木木,给钥匙时,才知道是阿富汗人。以后再也不用经纪,再也不租给木木。

It's not about the money, it is about the principle.

Collect agent will register the case with credit bureau, even if the debtor pays, the credit report will say: satisfied, it will follow the debtor for 7 years.

Without court judgement, can the collection agency collect the unpaid rent just based on the lease? Does the collection agency only report the case to credit bureau after failing to collect the debt or right at the beginning?

好房客就算了,多个20一个月,就算积德,但是可以和房客说不涨;如果房客差,合法就涨。出租房赚的是穷人的钱,能积德就积德。
