我最近下一个OFFER买房，在卖家给的SPIS中有一项
Are you aware of any roof leakage or unrepaired damage?
yes/no/unknow?
卖家什么都没有选，这样可以吗？

还有合同还有注意什么？

I would surely ask for the seller about this, ask him/her to put everyting in writing.

请问什末是SPIS？我曾下过offer,但没看到SPIS。

It is a form homeowner disclosing anything he/she may be aware of the property, but may not be readily apparent to the potential buyer.
