既然break lease,应该是连你在内都要搬的.除非你不想搬,可以找到另一个人跟你继续那个lease.假如真是她提出要搬的,违约金你可以让她全付的.但这事责任很难弄清楚的,因为你们是双方的矛盾,假如谁都不付违约金继续住着,估计LZ你也不爽吧...
 
depeneds on how much braking fee your roomate is willing to pay, if so, you can get the portions and continue to pay rent of your own but to remove your roomate's name of the lease.

Conditions is the breaking fee must be 5 months of the rent total.

Landlord cannot breaking the lease if not both party on the lease agree to break and pay the fee, since this is a *joint and* conditions. Both has to responsible for the rent, and any damages to the property. Tell your roomate your name is still on the lease, if you just leave, and your name is still on the lease ( no matter where you live, or proof of address, whatever ), s/he must be responsible for any damages if there is any. Ask him/her to sit down and talk, and make a solution out of it.
