You can try Mariah Zhao @ 613-564-6766

I got 4.5% 3 year fixed in May from her after shopping around. No other banks could give me such a low rate at that moment. She may ask you to join more bank service (RRSP, credit card) as a condition. It all depends what you need.
What you need to keep in mind is call her after you get some quote from other banks, she always wants to beat the other banks a little bit to get you. Again, she is negotiable.

my mortgae is with Bank Novascotia.

I think all banks are basically the same. You need to bargain with them.

If you have good credit with them, they always can offer you .25 to .5 off the posted rates.

It would then be your decision to choose how long and fix or flow rate.

0.25 to 0.5 off the posted rates obviously is not good enough.
Ask any bank that you have account, they can offer you at least 1 off the rate as long as your credit record is not bad.

怎么感觉各银行给的差别很多
这几天找了一下，高的5.75% 5年fix的
Scotiabank给5.55%
遇到一个broker开始说很低，5.25%
可是说要做完pre-approve才能决定能否拿到，听口气似乎很难，只有可能拿到5.35%的,或者5.45%
很不可靠的感觉

还请各位帮忙多推荐几个做过的

I am sorry to correct it. 5.0% fixed for two years. I got this rate from Scotia Bank in Summerset.
