买了新房,想把旧的房子出租。有谁知道经纪费怎样算呢?为了想快点把房子出租,能不能一起用几个经纪呢?先谢过!

Yes, you can 一起用几个经纪 --- this same as you sell a house. Who helped you rent out the house, you pay him/her 经纪费. 经纪费, you need told with them, they may have some different fees.

(Sorry. I did a mistake -- what I wrote above is some special case and it depends on how you deal with agents.)

Normally, you sign with one agent, pay him/her agent fees. Other agents can bring in their customers to see your house. If other agent help you rent the house, that agent will share the fees with your signed agent.

One thing is important but I forgot -- Because it is a house, you better to check the renter's credit record before let the renter rent your house. The check is not free. I forgot is this included inside the agent job?

No you can't. When you sign the contract with a agent, it always in it. He would be the only agent. None agent would accept your business if you say you would use multiple agent at same time.

The is case for both buy selling house and renting house.


If you never renting house before, it is best for you hire a agent to rent your house. Because they know how to check the background of the renter. In ontario the law is not on landlord side, it is very difficult to get ride of bad tenant.

好象是一百多登一个星期,同时在他们的网站也登,不过这是几年前的事,你打电话去问问吧。我们找房子和出租房子都是用这个方法的,很灵。

租房要找經紀的話,commission一般是一個月的租金,而且只能找一個經紀,因為地產公司是規定經紀必需簽定合約才可以post到MLS上的。

我說,你倒不如自己先在 cfc,kijiji.ca, craigslist.ca, 還有本地報紙登登報告。要是租不出去再找經紀吧!大概租金要多少,你告訴我地區, 房子大少和狀況,房租包括什麼,我可以幫你查一下行情。email : tina@tinatam.ca

自己租吧.这样你能直接接触到房客,挑一个你感觉好的.先不用登报纸,试试kijiji,this is free.

如果真要自己出租的话,会不会很麻烦啊?合约要不要请律师来的定啊?一般,出租房会不会包家私的?如果要出租一间,在BARRHAVEN 2700尺的房子是不是不容易出租呢?

當房東當然有當房東的責任囉。選租客很重要,要是碰到壞租客就倒霉了!一定要credit check哦!

合約不用律師啦,我可以給你一份standard的租約,你可以自己按需要修改。 包家俬可以租貴一點,可要看你的租客需不需要。

我估計你的是detached房,現在在市場上招租在Barrhaven的detached houses有4間,從$1550到$2850,你能不能說得巨体一點,比如說房齡、社區、房間數、車位、lot size等。
