I checked the open house last week. And found it is hard to believe that they sell the house for this price.

如果卖主有意隐瞒什么,往后出了事最终是要受到制裁的,因此不大可能。另外可以到小区邻里那边探听一番,虽然效果未知,但不妨试试。

我看,因为是“坏区”,又是“好房”,所以得用特别的推销手段,比如有意降低售价,吸引买主,等买主多了,再相互竞价,最后完成原价或者更高价销售。这样做的前提是,代理或卖主对附近房价和多数买方的意愿有充分了解,而且房子确实是好房。
 
你看它的叫价比地税X100明显要高,这就暗示房子本身不值那么多钱。。。当然Upgrade多了房主自然想多卖,可在一个买方市场里Upgrade往往只能帮助房屋快点出手,却未必能提升最后售价。

现在渥太华的房价不降反涨,怎么看出来是买方市场?没人买房,就是买方市场?没人买房,也不一定保证房价下降呵。
 
对那一带完全不熟, 别的不敢乱说, 但从照片看, 那些窗帘和吊灯可真漂亮, 绝对价格不菲. 是included的吗?

在这么个地方,有in-law suite不见得能抬高房价。
 
我感觉楼上住的也不象一家人:没有小孩,主卧室很空。。。其他几个卧房倒都有电脑书架等类似单身的环境(楼下还有一个很象真实办公环境的办公室)。有一个卧室书架上摆满了印度神像、屋里居然还树有一个廉价的活动衣柜(很难想象一家人会找不到其他地方放衣服),但其他地方则完全是西方味。

八成是屋主在出租房

我感觉楼上住的也不象一家人:没有小孩,主卧室很空。。。其他几个卧房倒都有电脑书架等类似单身的环境(楼下还有一个很象真实办公环境的办公室)。有一个卧室书架上摆满了印度神像、屋里居然还树有一个廉价的活动衣柜(很难想象一家人会找不到其他地方放衣服),但其他地方则完全是西方味。

所以说有些乱。
 
也来说几句。买房子首先考虑地点,这是最重要的。如果你愿意付这个价位,为什么不考虑Kanata lake, Barhaven, centrepoint? 类似价格在这些地方也会买到很不错的房子,当然没你说的房子新,但地点好多了。我会先考虑地点,当然你肯定有你的理由,也许离上班近什么的。

地下室的in-law suite(带厨房)功能对中国家庭好象没有什么用,前提是你不用来出租。父母来了不会在下面另起炉灶吧。如果你愿意住这个档次的房子,你还会想到出租地下室,来减轻供房子负担?那我还是劝你买一个便宜一点的,自己可以负担的房子,这样住的安心,省心。
 
I live in the neighbourhood. The location is perfect and the neighbourhood is quiet, there are quite a few people speaking Arabic. But I don't complain, this is multi-culture contry. We cannot choose neighbour. And people have their own life. And seems each family have kids. This more family oriented community. I don't see any problem to be with other nations. There is always traffic problems in Barhaven or Riverside south to downtown, but not here. I will contact LZ. When I signed the contract with the builder in 2007, there were 3 people in the waiting list. My house was the last lot to be build. When I moved in in Dec 2007 (I signed the contract in April), the price was up at lease 60K because of the location and house size. When I found the builder's price posting, I couldn't believe the price. My husband and me made the decision right away. Conclusion, I am quite happy living there. And it is close to T&T, 2 traffic lights.
