I did a comparison with the base price + potential upgrades... it turns out about the same with standard package by builders like Valecraft, which has much better reputation than Phoenix.

For example, ceramic tiles in kitchen and hardwood floor on the main level is NOT in the standard package in Phoenix, but it is included in Valecraft.

I do recommend buyers take a look at the standard package before comparing the base price at once.

Phoenix的服务不是一般的差，奉劝考虑Phoenix的朋友三思而后行。一开始我还以为只是我们一家这样，也可能我们改动太多，他们是小builder，handle不了？后来我发现我们整条街的邻居都这样——无论改动多的还是少的，最后甚至发展到整个小区愤怒的邻居联合起来和他们谈判，我才意识到这是一家非常Cheap的builder——管理极为混乱，死不认账，蛮不讲理。我们去做inspection，工地的forman手里拿的图纸和我们手里拿的图纸完全两样的事情不说每一次发生，但是基本上他们都能做到，非常难能可贵。
所以除非你是买房非常有经验，而且有时间，也愿意事无巨细跟踪房子的进度——前提是Phoenix有那个好心肠让你跟，而且你做好了有事情和他法庭上见的万全准备，并且有信心打赢官司——否则，我个人的经验，离他们远点，越远越好。

有兴趣买PHOENIX房子的朋友不妨先去看看他们在NOTTING HILL的MODEL HOME (GRIFFEN和ROSEMERE). 那和对面的RICHCRAFT的MODEL HOME差得可不止是一个档次! 每个细节都远远不及RICHCRAFT. 印象最深的是那个GRIFFEN MODEL HOME的一楼的地板踩着到处都在响. 我当时想你连MODEL HOME都那么敷衍了事那普通房子还能指望什么? 我就是那次比较后改变了决定. PHOENIX 房子便宜不是没有道理的, 因为它就只值那个价. 在北美一分钱一分货就是硬道理.

不要相信sales的，你们最好去city问问。。。我每天过这个site，有一阵子没进展了。。。

That is for sure thing!

Susan told me that that site was not fully registered to the city. I remember that the lot was open at begining of year 2008. What a surprise!

Other friends told me that it was the road width issue which is not good for bus to go through. Phoenix and City are fighting now.

My suggestion to fellow Chinese is not t rush to sign the contract before you see they start to lay the foundation in some lots.

Who knows how long it could be delayed?!

I have been contacted by the design center. They said they had received the permit for my lot, so my file is required on site by the end of the month. Anyone has been contacted by the design center?

My foundation upgrates file has been closed. After that they sent the file to city for permit.

But nothing about the permit of the lot yet.

By the way, just came by the site. There are some construction vehicles on the road beside the site. Some even on the site. Not sure if they are working on the road or building the houses.

I was told this was not an option... that was not an option... when I met them the first time. Most of them turned out to be optional later. The communication between customers, sales, design center and architecture ... are really to be improved.
