PHOENIX的DEFAULT配置不是一般的次.

这么说吧, 你要是不UPGRADE的话那它的房子纯粹是一SHELTER, 不能说是HOUSE. :)

建议楼主:

1) 把RICHCRAFT(OR URBANDALE)的SPEC SHEET和PHOENIX的SPEC SHEET逐项比较, 不要忽视细微差别. 加起来钱不会少.
2) 到PHOENIX的DESIGN CENTRE亲眼看一看DEFAULT配置的实物, 看看你能不能接受, 不能的话要一个UPGRADE PRICE LIST (MATCH RICHCRAFT的配置).
3) 有了以上的PRICE LIST之后再和RICHCRAFT的同类型房子比较.

我已经做过以上功课. 结论是PHOENIX的房子是比RICHCRAFT要便宜一些, 但是绝对没有你想象的多.

I am aware that Richcraft/Urbandale has more items in their default specifications. But nothing is free. I have got both specification sheets and asked Phoneix managers to do the match. She gave me the recommendation for 50 inches lots upgrade:
  1. Full front Brick: $16K
  2. 1st Floor hardwood floor: $15K
  3. Hardwood stairs: 4K
  4. Kitchen cabinet upgrade: $5k
  5. Energy Star: 10k
Item 3 & 5 should not be default for Richcraft.

Also Phoneix has cerematic tiles as default, granite countertop in kitchen include island as default.

Their Cheaspeake model just looks fantanstic. If I am looking for upgrade, I will go for Minto modal home. For Richcraft, I don't get any impressed by their modal home.

Finally, you know what 50' lot home for Richcraft/Urbandale cost, right?

你肯定Phoenix的厕所和厨房都是cerematic tiles 的吗?好像只有enterance and ensuite是的。 还有你要注意,他的窗户也是要升级的。他的窗户是那种上下开的。它甚至不是energy star 的房子,Urbandale已经是R2000的了。换句话说,他用的insulation是最薄的,加厚都是要钱的。不能只看外表,否则暖气漏得很快的,房子越大,漏得越多。还有很多细节,phoenix都无法和urbandale比,比如厨房厨柜的高度,所用的faucet, 吊厨下面的灯,过道上和厨房里的pot light. 不过有的人可能认为以后这些都可以做, 这就是每个人价值观的区别了,有的人希望能早点享受起来,有的人喜欢开始的时候能少投入一点就少投入一点,搬进去以后再不断的建设。 房子是用来住和享受的,整天围着房子转,我看这个活法太累,还不如买个小点的精致点的,生活质量更高些。

Totally agree with you. I like the Cheasapeake model so muchhhhhhhhh
Anyone here has purchased this model? Can you give any advise? It has so many windows, and I am wondering if that will cause any problems???

Where: Knata Senior's Centre in the Mlack Centre, 2500 Campeau Drive.

What: An update on the design and progress on constructing Terry Fox drive will be provided. Plans will be avaiable for viewing from 6:30pm. There will also be an update on the Richardson subdivision(Phoniex call it Heritage Hill) and plans for a child care facility in the Centrum

I am not sure what you meant by saying "Nothing is free". Whatever listed on RICHCRAFT/URBADLE DEFAULT spec sheet IS free. This is what "DEFAULT" literally means

1. Full front Brick: $16K (All Richcraft/Urbandale 50' house are fully Front-Bricked, regardless of elevation, Default Spec)
2. 1st Floor hardwood floor: $15K (Same price quote I got from Phoenix Design Centre for Kensington Model)
3. Hardwood stairs: 4K (Agreed, this is not default for any builder)
4. Kitchen cabinet upgrade: $5k (This is more than my quote from Design Centre for Kensington Model: $3K)
5. Energy Star: 10k (This is default for Richcraft, For Urbandale, its default standard is even higher: R-2000, Zone C code. I got quote of 12K for Kensington Model, not sure why for Cheaspeake it is 2k cheaper, as Cheaspeake is larger than Kensington)

I agree Cheaspeake model is a good buy, because I did the math. Even after taking all the upgrade (to match Richcraft Standard) into account it still about 30K cheaper than the list price of Majestic model from Richcraft. However since this site is not as good (quiet) as the Kizell pond site you should take that into account as well.

Again, I suggest you go to their design centre and take a look at their default materials (feel and touch), don’t simply listen to the sales lady. Their default carpet and under pad is unbelievably cheap and I don't think you can live with it w/o upgrade. Good luck.

I think that it is good to do the comparision in details.

What I am saying "Nothing Is Free" is that the price for high default standard has already priced in the higher default price.

For Cheaspeake modal, the modal with front full brick cost $490,400. Adding the rest upgrade I listed above including Engery Star will be around $530,000. But the base price for Majestic modal starts from 621,900 not including the lot priemium. So it is 100K differnce.

No. I don't mean that. What I see is that if I upgrade Phoneix homes to match Richcraft ones, I would still pay less. If you see my upgrade list is not complete, you may list more here so that I could see the whole picture.

我曾经比较过这两个BUILDER (IN 2004年),如果你把窗,门(壁橱门,把手等)一些细节上的东西,考虑和计算进去,会发现消费者也不都是傻瓜.
