换Mortgage,涉及那些费用?

计划将Mortgage换成Fixed,请问各位行家:需要更换银行,除了rate,会有哪些杂费(律师费?discharge?)?一般会是多少钱?拜谢!
 
If you have a closed mortage, you switch bank and it is not end of term. You would pay a penalty. But if it is just a simply remortage, then it would be no cost to you.Next guy who takes your mortage usually would pay it. But I did heard some no frills mortage with very low rate would ask you pay it yourself. I believe is about 300 to 500 dollar.

My current mortgage is opened, so there is no penalty I believe. However I have to pay discharge for current Bank.

You mean normally there is no cost for me in next bank? What's the 300~500 for? Why my new bank mentioned me a lawyer fee? Do I have a way to ask bank waive this?

Yes, I forget there is a discharge fee. You have to pay you current bank for it.

There would be a new legal and appraisal fees for the new mortgage, but usually they would pay for it. You should try to ask them to pay for it. But I did heard some lender give low rate mortgage but wouldn't pay the legal fee, and there would be so call 5%/5%. You only could pay 5% more on you principle each year. And some other condition.
 
if you are at open contract, you could swithch, if you are in close, but the the term is up, thee is no any penalty, but if not, varable rate only for 3 months interest, and fixed rate will be the differential depans which one is greater. but switch is no lawer fee only refinancing will have lawer fee and apprisal fee, some bank said they willpay for you, actually you still pay sth else. don't forget bank only care money, if they give sth must be take away from you from sth else. they won,t lose!!
 
问了一下我的银行,可以给:3年fixed 2.99%,2年2.55%,不知如何?

very good rate you must be bought the new house!!
 
old house can't compet with new one sometimes in mortgage, because every builder has finacing insistute as teh financing support, bought this builder's product, the fincing support will offer your special deal to support the builder, because they lend money to builder, charge them interest, so they could give you lower rate, no matter what, lender never lose.
 
by the way, no shopping around any more, this is very very good rate. no body can beat so far
