我通过一个BROKER申请的MORTAGE,她说银行通过了,给我发来一些文件让我签,
里面有mortgage commitment, mortgage brokerages, lenders and administrators act,amortization summary, agreement for pre-authorized debits, 同时她还让我给她发我的工资单还有雇主信,还有VOID CHEQUE.这些我看了一下,没有什么问题。

但是最后她要求我签一个BORROWER'S ACKNOWLEDGEMENT AND COVENANT, 这个文件里面说如果我提供的文件不符合银行的要求,从银行贷款失败,那么我就要付给她也就是我的BROKER $1000, 如果我条件符合并且贷下来了,那么我就不用付给她钱。

我之所以从这个BROKER这里申请贷款有两个原因,
一,她的RATE实在是好很多, 3 YEAR FIXED 2.9% 3 YEAR VARIABLE PRIME-0.75
二,我的信誉度不是很好,雇主信不是很完美,我从别的BROKER那里贷就很多麻烦,这个BROKER就一直跟我说从她那里贷没有问题,但是具体她也没有看过这些文件,如果银行真的给拒绝了,我也没有话说,那我就找别人贷好了,但是她的这个赔她 1000块钱,这个条款实在是不知道要不要签,因为是她一直说可以贷下来,那么将来贷不下来,我还要赔她钱?想不明白,问问有经验的朋友,这个1000块钱赔款是行规还是她特别给我发来的?

这个BROKER人还挺有能力的,我的意愿还是希望能够从她手里贷下款来的。

Say "NO" to the $1000.

He/She said "二,我的信誉度不是很好,雇主信不是很完美,我从别的BROKER那里贷就很多麻烦,". I guess he/she was refused by other brokers.

My suggesstion is:
1. Try to remove the $1,000 term
2. If you cannot, remove the $1,000 term, but add another term giving the broker $500 - $1,000 extra money after she finally get the mortgage for you.


However, if you were refused by many brokers, then probably you should not loan the mortgage.
 
真还没听说过有这样的事情.
你那BROKER不会是中国人吧?
有些事情找老外反而好办,他们胆子大,路子粗,后顾之忧相对少.
讲过点,你要贷款,BROKER就肯定能给你贷到

Don't sign that kind of paper.

Ask him if the paper has been made by himself or it's standarded in his firm. I ever used two mortgage brokers in Ottawa but have never been asked to sign a paper like that.

请解释上面的 “ever” 是啥意思。LZ不要误会,我是真的不懂。

However, if you were refused by many brokers, then probably you should not loan the mortgage.

I was refused only by one broker, she is an entry level broker.
After her, I tried onebroker, she is the one that want $1000. I also tried RBC, the specialist said I can get my mortgage, however her rate is not so good.

Really? What kind rate is a good rate right now? This is the best rate I can get from all the broker I know.
