浮动利率P-0.8 5year, 还是不错了。但5年不变是不可能,所谓浮动就是会变的,根据贷款利率的变化而动。
不管是浮动的还是固定的,主要要根据你买房的要求和用途而定还要看长期利率的一个水平变化。

I guess '5年不变' means 5 year Closed, not Open, you should consider open rate for 浮动利率.

五年不变是prime-0.80%公式不变,prime变利率就随着变,当然是OPEN了。很难懂吗?
 
Mine is prime - 0.75%=2.25%, 5 year Variable closed, with features such as 20% prepayment or 20% increase in monthly payment per year with scotia bank. I didn't shop around to save that 0.05%. 5 year OPEN Variable is so much higher at 3.55%.

From what I understand, closed means the mortgage can't be paid off in one payment or face penalty. Open can be paid off in one payment.
