估二手房的价格

I am trying to figure out the estimated value for a used house. I come across this page but don't seem to be able to sort it out.

If the property taxs is $4720 for 2010. What is the value of the house?

But note this is the assessed value by MPAC only, and does not necessarily reflect the true market value of the property.

should be around @ $470k to $510k, depands on the upgrade inside!

26 years old. all seem to be worn. no upgrade at all. So I learned how to offer..

You can go to www.ottawa.ca, property tax page to get an idea how much the house value is. It depends on where the house is. In Rural area, the ratio of the house value against the propoerty tax is about 0.9-1.0, but in the city, the ratio is higher, around 1.2 because there is more servicein town than in rural area, like bus service in the city.

Another thing to be considered is the budget for repairing/upgrade the house if you want to bug a old house like that. I bought a 20 years old house 3 years ago, I have to spend over 10K every year to repair/upgrade it. There are more to go.
