normally you shpoul dhave options when you sign with bank. i used have same problem, but my broker pointed it out. and i chose 80% of house selling price ( with 20% down pay). i fi am right, your lender is TD.
 
means, if later on, you want to refinancing or switch, might be can't , because refinancing you don't have enoght eqality and switch, the balance is higher , you have to stays with the sdame lender.

我的Mortgage付了20%的downpayment

这两天在律师那边签文件时才发现银行有个condition是这样的:

This commitment is conditional on your granting to the bank a valid first charge/immovable hypothec on the property (the 'Mortgage") in the amount of as security for the loan and all other obligations, present of future, incurred by you to the Bank.

"" is the full purchase price.

可是我已经付了20%的首付了啊,为什么mortgage要求注册为full purchase price,而不是full purchase price的80%呢?

如果我这样签字的话会有什么弊端吗?

这是说你指定银行为你的第一债权人。也就是说如果你破产了,卖你房子的钱要优先偿还银行。Full purchase price 是因为银行的债务风险是超过贷款额的,比如第一个月开始就失去偿还能力了,这时你欠银行的钱是总贷款额加每月的利息,很可能超出你的房价。
这就是为什么今年政府把贷款上限从90%降到80%的原因:减低银行的风险。
