Year 2025: Gold: $4,613 CAD/oz; Toronto AV House: $1M = 217 oz of gold
Year 2035: Toronto AV House: 1.6M (expecting); What will the gold price be then?
The Toronto house price is declining in terms of the gold price.
Question is: Are you expecting a rental income stream? (A side job if you manage the rental property yourself). Or expecting capital gains from RE when you invest it? If it is capital gains, investing in RE or Gold?

Gold price increased ( 20 years) 4613/ 600= 7.688
Average House : Year 2005: $335K ; Year 2022 ( peaked): 1.27M + 20 (year) x 30K per year rental income ( assume)= $ 600k,
Total Capital gains & Rental incomes = 1.27 M + 600K = $1.86 M
House price + rental income total increased ( 20 years): 1.86/0.335 = 5.552
Of course, you can proudly boast to tell your friends you own a mansion on Toronto xxxx street, you bought it $335 in 2005, now it's worth $1.27 M (2022 peak). You can hardly tell your friends you own xxx OZ gold and you bought it in 2005 @ $600/OZ. Now it is worth $....
Some may still argue that you can leverage RE investment with a relatively lower rate. But you can also use your gold as collateral to borrow money to buy more gold.
