请教有经验的房东：第一和最后一个月的房租什么时候交？

经过千辛万苦筛选，终于找到自认为可靠的一家人：男的是公交司机，女的是半政府工。九月一号入住，这个周末签合同。可他们坚持第一和最后一个月的房租写成 posted cheque （九月一号），想问一下各位有经验的房东，你们一般怎么处理。下面是我和房客的 email:

我的 email
I need you to date at least the first check to August 9 ( Saturday ) to guarantee the lease being valid.

房客的 email:
we dont move in until Sept 1. Why date a check for August 9?
Ive never had to pay in advance anywhere before. We dont live there until Sept 1. I cant have 1500 dollars come out of my account until we actually move in.
Im not sure I understand why you're asking for money almost a month before the lease is valid?

没有钱involve的合同无效。你可以继续找直到有人愿意交deposit的然后告诉这家人，你们可以另找地方了。
要求他们至少交last month deposit，九月的可以9、1号交。

应该是签完合同先交押金（就是通常说的最后一个月的租金），入住之日交第一个月的租金。

你告诉他， 最后一个月的房租是作为押金的， 所以必须是现在的日期。
第一个月的房租，日期可以是现在， 也可以是九月一日。

你这个无良房东，第一个月的房租只能是lease开始执行的时候交。另外别忘了给人付interest！

和你有同感！！ 刚开始还要求我装修地下室呢。我的合同是两年，不能涨房租。1500 每月。Kanata lakes, end unit, 1650sqft.

我怎么感觉这房客没说错，是对的啊。
１）签订合同之日，交一张支票，作为押金（最后一个月的房租）
２）入住之日，交一张支票，当月的房租（以后每个月这天交当月的房租）

楼主你要相信世界上好人是多数， 要对人类有信心。 如果听老枪的， 你永远租不出去， 守空房就是损失钱，空窗期越长你心里流的血越多，这个老枪是不会管的。
