Eagle Point Estate in Thousand Islands put up for auction

The luxurious Eagle Point Estate, once owned by Chinese billionaires and billed as “the grandest of the modern-day castles,” goes on the auction block on Aug. 22.

The 15-acre property at 697 Thousand Islands Parkway, which includes a 13,900-square-foot waterfront mansion and a 5,761-square-foot guesthouse, carries a reserve bid of $7.9 million. It was once listed for $22.9 million.

The property, which is about 150 kilometres south of downtown Ottawa, is owned by Terry and Marsha Dixon, who sold it and the nearby Eagle Point Winery to Chinese industrialist Du Zhongyi in 2012 at a rumoured price of $20 million. But Du of Wuhai, China, defaulted on the loan to Dixon and the Ontario Superior Court ordered the estate and the winery returned to the Dixons last fall.

At the time of the sale to Du, the transaction was heralded as the start of Chinese cash flowing into the Thousand Islands. Now the winery, near Escott, is closed, its grape vines to be ripped up or plowed under, and the property is for sale. The estate, which Du wanted to use as a retreat/cultural centre for Chinese interests, is up for auction.

Platinum Luxury Auctions of Miami, Fla., which is handling the sale, is one of the “most successful luxury real estate auction firms” in the United States specializing in the sale of multimillion-dollar properties. It only handles properties of upward of $1 million.

Trayor Lesnock, owner of Platinum, said the auction is by no means a distress sale, and noted that the Dixons have built another luxury home (in Rockport; they move in a few weeks.)

Platinum describes the property as a “blend of Old World elegance and modern amenities,” situated on one of the most desirable parcels of real estate within the Thousands Islands.

“With more than 15 acres of land and a point lot location in Bucks Bay, known for its deep and tranquil water, the estate presents a rare opportunity to own a true, luxury compound on the water,” Platinum says in its listing.

The property is stunning in its luxury. The main house on three living levels has six bedrooms, three kitchens and a total of 11 bathrooms (six full, five half). The interior is finished with fine wood, stone and marble, along with such touches as a Portuguese marble bath tub, a custom sink shaped like a golf bag and a Mexican chandelier.

The guesthouse adds two bedrooms and two more bathrooms along with three bays of garage for cars, boats “and other toys.” There is also a caretaker’s house.

The grounds are equally spectacular, according to Platinum.

“Upon passing through the property’s private gates, one enters a world of gentle waterfalls and landscaping features that tastefully accent the natural grounds. Ample foliage and tree cover offers added privacy.”

To cap it off are 1,600 feet of water frontage on the St. Lawrence River, a commercial-grade dock and seawall with more than 300 feet of deep-water dockage, a boathouse and multiple boat lifts.

Lesnock said the sale of luxury homes in North America is very much a niche market — there are not a lot of buyers walking around with an extra $8 million in their jeans — and auctions are becoming increasingly popular.

Auctions are attractive because they offer a “clean sale” and deals typically close within 30 days, he said. In comparison, some traditionally listed luxury properties can remain on the market for years: Platinum once auctioned a property that had been listed for 12 years, Lesnock said.

Lesnock said it is hard to say how much interest there will be in the Dixons’ property because Platinum only started its marketing last week with an ad in the Wall Street Journal.

“Obviously you would get a lot more folks for a $1-million beachfront condo than you would for a $20-million house,” he said. “The air is thinner up there the higher you go in price.” But typically he said he would expect three to five bidders at the auction.
