最近卖房的好多,难道房市真的要大跌?

ottawa是个慢节奏城市,房市也一样。

3percent以下的涨跌幅度属于正常

3-5percent属于暴力型涨跌

5percent以上属于非理性涨跌。央行要警告,干预了。:D



所以大多卖房者一般最多预留3-5点的空间给你还价,还价超5点以上的,agent一般都不鸟你,这里房子放着半年卖不掉的多了去了,人不急。:D



过分看多,看空ottawa房市都被证明是愚蠢的。

:cool:长学问了。那我们家的破房子就慢慢装修吧, 装完后看着价格合适就卖了,不合适就留着自己住了。也不急着卖了。呵呵。
 
问个问题,买房讨价还价是是不是照要价的10%讲, 刚才楼上说卖家已经提前准备了3-5%等着你上沟呢, 网上观察了一段时间, 很多房子2-3个月后没卖掉都会降1-2%,然后再等者鱼上钩, 如果还不行再往上提提杆,总之总会有鱼耐不住咬钩的.



所以最后谈下3-5%, 也不过只是吃到卖家洒的饵罢了.
 
10%,似乎多了点,除非房主漫天要价。
降价多少,参考周边、近期成交的相似类型的房子,对比房子的新旧、升级、位置、附赠品、成交价格等因素,适当讲价。
吃不准,最好找个代理。

大概09年时候开盘的,交房不久,几乎全新的

假如我没记错的话,12楼的同一model当时卖31万带parking。现在这套是31万不带parking,不过是顶楼penthouse。

从这点来看,几乎没啥涨幅的。或者涨幅忽略不计。

it is not the problem what 市, it is totally no 市, shanghai, Beijing 23 m population. ottawa 0.7-0.8 m, Vancouver? rich people from India, china, everywhere.

No one come to Ottawa if fed gov stop hiring, who take over even if price drop!
If me, or my wife get layoff, I will be leaving Ottawa too (after kid go to high school).
