想不起来具体是怎么回事了,还是去问BMO的代表吧,他们会给你准确的建议,俺们在这说的都不一定准,容易误导你。

罚款执行结果较高的金额,一种是按照三个月利息计算,另一种是利差法(IRD Interest rate differential)计算。



简单地说就是当初利率与违约时利率的差,乘以余额,再乘以所剩的时间。当初的利率,是指借款时的挂牌利率,如果借款人的实际利率与挂牌利率之间有折扣,则要把折扣加回。Julie和David准备在12月15日付清他们的5年期(60个月)固定利率定期贷款。这笔贷款于同年5月15日放款,在12月15日,贷款余额为$99,008,剩余贷款期为53个月。A)现贷款利率:6.3%; B)现4年期固定利率贷款挂牌利率:6.5%; C)现有贷款的利率折扣:1.00% ; D)需还清的金额:$99,008 E)贷款期剩余53个月。IRD利差法计算罚金的公式为:[A- ( B - C )]xDxE=0.008 X99,008 X 53 / 12 = $ 3498.28。这个例子中,如果按照3各月利息法计算,罚金为6.3% x99,008 / 4 = $ 1559.37。

1. 那个A(Current Interest Rate)到底取5.24%还是3.090 % ?

应该3.09%对吧?(来对应我当初Fixed Rate 5 year Low Rate 3.65%)

2. B(The Lender's Comparison Rate): 3.850 % or 3.35% ?



3. C(Discount You Got Off Posted Rates) 我得问BMO, 网上看到2010年6月加拿大平均是1.42%



4. Months Remaining on Your Term:31 months





The "Comparison Rate" is the lender's rate for the term most closely matching your remaining term. For example, if you have 31 months remaining, it is common for lenders to use the posted rate of their 3-year (到底3年还是2年?) term as the comparison rate.

计算好象有些问题
3个月利息的计算, 是用你自己现有的利率, 而不是现在的market interest
比如你还有$10w贷款,你目前的利率是3%
那就是 $10000*3%*4



另外那个是用目前market interest rate without discount 减去你自己的 interest rate. 这个market interest 一般都是指银行post出来的, 而不是打折扣的.
 
如果你自己的利率是5年fixed, 那你选取的market interest rate 也是同样的5年fixed
 
以前换mortgage时,也曾被罚几千加元。银行总是取那个对他们有利的利率来计算,没一点儿办法。深表同情

the people in BMO, might not can answer the questions, becuase they are not well trained. anyway, base on my understanding, your current 5 years at 3.65% you have to see how much you will pay interest if you can finish the term, now you have to teminate the contract for some reason, so BMO will charge you the different between 3.65% and 3.09% for the remainning months at original principal, but if the 3,65% is discounted rate you got before, ( like suppose give you 3.69% but got 3.65%,) so the different is between 3.69% and 3.09%

如果你自己的利率是5年fixed, 那你选取的market interest rate 也是同样的5年fixed

5年fixed有2个,一个有discount(对应2010年银行给我的3.65%)是3.09%,一个是正常5年固定的 5.24%, 难道选5.24%?

不是这么简单,似乎你也没明白。尽管简单叫利差,实际还扯上剩下时间的 posted mortgage rate
