在看 Property Assessment Notice, 有点糊涂了. 现借网上找来的表说事:

  1. Your property's value as of January 1, 2012 220,000.
  2. 但我的房子我知道, January 1, 2012 只能卖 180,000 左右, 肯定卖不到 220,000
  3. TaxYear 2013, Phase-in Assessment 190,000

你说,这个 assessment 靠不靠谱,有没有 appeal 的必要?
 
那应该是class appeal了,因为我也一样,可能大部分人也一样。:crying:就是要抢钱的
 
老何,你那房子,我$288,888无条件买下了。
 
涨的真快呀。十年前也就一半的价钱。工资什么的却基本一样。

“Many people believe that an increase in assessment means an increase in taxes. That is not the case. The City does not receive any additional taxes from the reassessment. Only a budget increase approved by Council will increase the total amount of taxes received. To check to see whether your proportion of taxes to be paid will decrease (or increase), check your assessment notice. For the 2013 property tax year, the average increase in assessment in Ottawa is 6.44%. If your increase is less than that then you will pay a lower proportion. You can see your % increase on the right hand side of the notice.”

city budget determines the amount of taxes to be collected, not assessment.

but what determines the city budget, that is a question.

越来越不懂了, 在 www.aboutmyproperty.ca 你可以查最近刚买/卖掉 15 家房子的卖价和估计. 比如这家:

Sale Date: 2011 Dec

不懂就问,多找几个这样的例子,去appeal. 成功了请告诉我们经验。

应该你只能找跟你房子各方面情况相似的作参照,不相似的不可比;一,好像就是在CFC有人说,如果你找到两个低价的例子,MPAC却找到三个高价的,那还是赢不了。

问题是: 如果这房子是正好是你买的, 2011年12月,你掏了 34 万买了这房子( MPAC 系统里也显示出这个数据). 但MPAC说你的 property value as of Jan 1, 2012 是 403,000.

但这个 403,000 会成为你 2016年的Phase-in Assessment.

你需要 Apeal 吗?
 
问题是: 如果这房子是正好是你买的, 2011年12月,你掏了 34 万买了这房子( MPAC 系统里也显示出这个数据). 但MPAC说你的 property value as of Jan 1, 2012 是 403,000.

但这个 403,000 会成为你 2016年的Phase-in Assessment.

你需要 Appeal 吗?

你看一下增长的百分比,如果高于平均数你就appeal, 因为你要被多交税了;如果低于平均,还是算了吧,给你减税了你还想怎样啊?:D

如果要appeal, 只是你一个房子的交易价还是不算,还得找参照价。
