请问一个关于NEW HOUSE INSTECTION 的问题 :confused:

请问各位有买新房子经历的朋友，是否需要请HOUSE INSPECTOR呢？

你们都请了吗？觉得有必要吗？大约多少费用？

我买的新房子地基都打好了，可是仍没有找INSPECTOR，有人说，如果
要请，现在就得请了，他们会在FOUNDITION， FRAMING，等阶段给检查，


请各位给点建议，谢谢！

不知你的BUILDER是哪家? 一般HOME INSPECTION是不查地基的, 因为地基有7年的保险. 通常HOME INSPECTION在房子建成前一星期, 不过要跟BUILDER说好. BUILDER也会提供一次所谓ORIENTATION, 主要是察看各处还有什麽不符合条件, 另外教你如何用各种电器.
一般的HOME INSPECTOR大概要$300-350左右, 看房子面积等定. 我是买的MINTO新房, 他们提供HOME INSPECTION, 不过我们还是另请了HOME INSPECTOR, 准备交房那天让他来检查. MINTO有个48小时REPORT, 必须在拿到房子后48小时汇报, 不然后果自负. 这钱很有可能白花, 但那么贵的房子都买了, HOME INSPECTION实在是小钱.

你的BUILDER时哪家？如果信誉特别好，而你有心疼钱，那你倒是可以赌一把。新房一般小毛病多，不会出什么致命的缺陷。

那些BUILDERS都差不多. MINTO的服务态度极差! 我也是看中一个MODEL才决定买MINTO的.

我也买的Claridge Homes的房子。在Hunt club上。你的在哪？其实我买房前看的都是Minto 的房子。样式好。不过Minto的位置不理想。所以选找了Claridge.不过那salescenter的老太太可真是老奸巨滑的。

We fell into the same trap: bought a new house from Claridge beacause of the location/model. We have moved into the house, so we have a stronger feeling about their service. Their service attitude can drive you crazy. Once you signed the pre-occupancy inspection list, you are off their list. They don't treat you like their clients anymore. In our case, we have moved into the house for two months. Most of the defects (90%) have not been fixed yet. Like one of our neighbour said"once you sign the paper, claridge's phone is off the hook" you couldn't even get the chance to talk to a real person, it is voice mail for ever and although in the msg, they said they need 48 hrs to respond to your request, it always takes more than two weeks to get one, provided that you did some follow up (like faxing reminders, leave more msgs, or even threat to sue them...). And the guy (service supervisor), who does all the arrangments is pretty NASTY and RUDE. Right now, we are still in the painful process of dealing with Claridge to fix the problems and we haven't achieved much yet. Just remember one thing: DO NOT SIGN THE PRE-OCCUPANCY INSPECTION LIST SO EASILY!! We learned this lesson hard.

买房是一个巨大的系统工程，谁能够担保考虑那么周全。特别多数都是第一次。值得庆幸的是房价猛长，无形中升值了。

咱买的是旧房，不找inspector不放心。毕竟咱不懂这一行。全就当买放心了吧。

事后又给了厚厚的一本书，教你如何保养和修理房屋。三百多元还可以吧。
