地下室渗水,怎么修?

ok, 第一件事情是找源头,看水从哪里来。 顺着你说的地上的crack, 看看是不是一直延伸到墙。 如果墙上有缝隙,确认水是不是从那里渗过来。确认的方法是water test. 用水管在外墙同样的位置缝隙处换角度浇水。

如果就是这个缝隙漏水,转到下面第2步; 如果不是这个缝,继续找源头,另一个可能的地方是sill plate 和foundation 连接的地方,还是water test, 哪里漏堵哪里,这里转第三步;

第2步: 找人修,比如Ottawa structural, 请他们报价 for injection repair. 或者找别的专业公司报价。

第3步: calking the gap between sill plate and foundation from interior and exterior.

如果以上3步没找到解决方案,直接进入第2步,让他们找,并修。


The leaking water come from various place, cracks, through out the bedroom, living room, and laundry room.
 
渗水不解决,铺砖有何用,那层还是不能用,另外水泥也不是用来防水的。
找地基公司来修。水管工修管道漏水,管道堵塞倒灌水,马桶,卫生间,通管道等,既然是清的地下水上涌。
家里没有水压下降的情况吧,没有边上的邻居垫高的事吧

I called the inspector to let him know the leaking. He said he was busy. And even now he never came to take a look.
I researched, it is not easy to claim against the inspector. But I will file a complain again him, and then seek a lawyer to sue him, if the legal fee is not too expensive.

You are suing the wrong person. When he was doing the inspection, there was no leak at the moment of inspection. He can proof that he was right. fix it and see if there is any way you can get some back from previous owner,though the chance is slim. Inspector has no responsible for your house problem, because you made decision to buy this house.

In this case, you as the buyer, is losing most money and time. I feel very sorry for this, but it is truth.
If you had contact with the inspector, check it again, you will see they have no liability to any deficiencies after the fact.

哦,你是看房屋保险能不能赔你是吧,那勘查员怎么说,赔不赔?如果保险公司要赔你,估计会是保险公司指定的维修公司。
如果是你自己修,再找2,3家来询个价。修地基是不便宜,另外把钱备足些,挖下去后,如果有其他没考虑到的情况,免不了要多花钱。真要挖开,把外墙防水层也做了吧。
装个排水泵不会贵过挖外墙,这个叫水管工做就行。

没做过,但我知道大型的地下工程都能用这种办法降低地下水位,对于一个小小的BASEMENT来说,绝对能解决问题。
要是有费用方面的考虑,不防分步做观察一下效果。先在地下室内挖个3’ deep, 2'X2' wide 的集水坑,把预制钢筋盒子外包filter 下到坑里。四周回填碎石,上口加盖板复原地面。集水坑就做好了,然后用水泵排水(管道泵或者潜水泵都行)。这个坑自己就能挖,不用请人做,全部下来几百块钱就够了。如果这个办法能解决问题,就不用挖室外了,解决不了,就还得挖室外。
至于injection,对于普通BASEMENT地面而言,基本上没用。

泵可以选插电或电源的。因为有过case,暴雨停电,最后还是淹了地下室。

3 person all said this is not the first time leaking. I know it is hard to sue some one, but I do not want to give up.

As the leaking coming from three rooms, I do not know where to locate the sump pit. Should it be close one side wall? or may I dig a sump pit outside the house, but very close to the wall? as for the underground water, it does not mind inside or outside. But I do not want a sump pit in the house.

地下水位下降是有坡度的,以坑为中心向四周辐射。应该是位于保护面积的中心点效果比较好,或者是环行的更好,但工作量太大,不太可行。

在你房内的地下室,或是crawlspace,有1,2处是低处,挖出井,装进排水泵,当地下水位上升,但还没淹到你地下一层的居住面时,水泵的水位计会启动水泵,把水排掉。水泵的排量选大些,以防那种大暴雨。井口做好盖子,就不用担心什么氡气。或者直接把井的位置加上隔断,隔音板和门,就不影响其他区域的使用。选对位置,很重要。自己简单看的方式是在水泥地上倒杯水,看怎么流动。或者水平仪拉起来看一下。虽然你不想干,而且也不便宜。
看一下你买房文件的PDS,如果有,原房主勾了没泡过水,但你有证据是漏过的,也许能向原房主要到补偿。告房屋检测师,能拿回的大概就是那几百的检测费。够个水泵零售价而已。
把你家地址输入海拔查询网,如果周围没有比你低的,那附近的排水量就会集中到你附近。自然不加机械的排水方式能不能顶住,就不好说。

或者,你现在先让它干透,等明年再看看。修最后得修,但问题需要时间才会显现。这一年你可以用来找证据,自学和告他们啦。
