假,忒假了啊。。。 俺当年的故事是一帮老印来了以后,老外又开始思念中国人。

The guy forgot what his top priority was, and focused something not in his priority list, that's so call unprofessional.

跟热狗地产经纪汇报一下最近小趋势: 比如60万的房子,经纪知道不好卖,挂出去木人来。。。索性挂个40万。一般过程是这样的, 把所有可以讨价还价的东西放在谈判桌, 然后各自让步, 形成一个合同价. 在检查房屋中出现的问题, 比如Furnace, Air Condition, 太老了等房子元素的问题, 要求换或打折扣, 这些是合理的, 卖家也同意了不是? 最后再让卖家出land transfer fee就有点欺人太甚了. 老中经常砍价, 这一刀, 砍到人家心窝里去了.
话说回来, 最让人讨厌的砍价的, 不是老中, 是老M. 和老M相比, 老中算是客气的.

所谓验房和贷款,实质上是个买家的反悔期,在这期间就是可以反悔的,理由可以随便编。好多压价表面上是因为验房出了问题,或贷不到款,实际就是双方对价钱再次谈判。这个例子像是实家对价格反悔了,要求再便宜些被拒。如果买家只是试探能不能再压压价,其实可接受原价,就回到原出价去掉条件,卖家没理由不接受。双方都不专业,卖家以为是耍他,买方找的压价理由也太可笑。
有经验的中介会玩命劝,要么一上来就劝实家报便宜点但无条件,促进成交;要么劝买家找个更专业的理由,比如贷款有困难,大家不伤和气。
